The inHaus innovation center of the Fraunhofer-Gesellschaft offers a comprehensive and sustainable concept for technology innovations in the area of real estate. Due to this novel concept, new integrated process and systems solutions are developed and tested in close cooperation with partners from industry and research. As a result, there are benefits for, on the one hand, constructors, operating authorities and residents in the area of residential properties and, on the other hand, for constructors, investors, operating authorities and users of commercial properties.

The activities mainly focus on establishing long-term innovation partnerships between the inHaus-Fraunhofer institutes and business and research partners of all kinds, but also with users belonging to the application areas which are addressed by the inHaus center.


Types of partnership for business partners:

  • System Partners, who represent an extensive segment, combined with a large innovation program;
  • Component Partners, represent single products, combined with a complimentary innovation program;
  • Application Partners, represent an application area, e.g. hotel or nursing home;
  • Sponsors, contribute products to the application laboratories, mainly have PR interests

Moreover, further research partnerships are offered, e.g. with universities and institutes which do not belong to the Fraunhofer-Gesellschaft.

inHaus Teams

The inHaus center has its own team for research and development (approx. 40 employees). A further team is responsible for management, the operation of the facilities and for marketing and PR (5 employees). Additionally, there are the external inHaus teams at the Fraunhofer institutes and at the center’s partners.

inHaus facilities and equipment

The inHaus center has its own laboratories and workshops for technology development and test. These opportunities are supplemented by an operations control center and a monitoring center, and, furthermore, by a teleservice center for the supervision of pilot application projects at the market (satellite projects).
Apart from that, the inHaus center possesses application laboratories for the area of residential properties (private houses, apartments of property developers and owners; inHaus1 facility) and for the area of commercial properties (hotel, office, health&care; inHaus2 facility, being constructed at the moment).

In the last five years the inHaus1 area of residential properties has achieved an exceedingly positive image and a nationally and internationally high profile. Generally applicable concepts and solutions which have been developed here have been realized by property developers and owners and in private constructions and dwellings. The inHaus GmbH markets these new systems solutions.
